Development not achievable as infrastructure in area already at capacity. Residents of development will be car dependent and have to travel to essential services/shopping located north of MSC, adding to existing issues with congestion/pollution. Greenfield buffer zones will be lost. New homes will not be affordable. Developments should be in close proximity to public transport links. Building expensive housing in Green Belt will be the chosen option for developers resulting in areas in need of development being neglected.
Warehousing and logistics facilities will not fulfil demand for high paid/high skilled employment. No exceptional circumstances for Green Belt release. Development will increase congestion/pollution and remove valuable farmland.
Plan is not achievable as so many houses have never been built annually before. Unsustainable due to poor road capacity and canal bridge pinch points. Does not meet assessed needs of area - housing in wrong places, lack of high paid jobs, contradicts WBC's ambition to reduce vehicle usage. Not in line with Government policy - does not prioritise brownfield development over Green Belt release.
