Summary of comments

Scale of proposed development is vast and will destroy character of the area from rural villages to urban sprawl. No. of new houses currently under construction are not included in plan - this would significantly reduce the figure for new housing. Official population increase predicts lower housing need that suggested in plan. No exceptional circumstances for Green Belt development in this area. Concern that much of the area for release from Green Belt is high quality agricultural land. Environmental and ecological impact of large scale development not assessed. Concern that design of proposed developments will not be suitable or sympathetic to rural environment. Proposed 'affordable housing' is unlikely to be truly affordable for local people - likely to be purchased by those working outside of Warrington. Concern for loss of ecology and increased flood risk. Greater consideration needed for air quality. Suggests that very few people will use 'mass transportation' system. Lack of detailed infrastructure to support proposed scale of development. Greater consideration needed on reducing carbon emissions in light of COP26. Plan is unjustified, undeliverable and does not meet the areas assessed needs.
