Summary of comments

Objects to development due to lack of exceptional circumstances for Green Belt release. Concern that allowing development of this site will set a precedent to allow further developments on agricultural land in the area. Land is valuable due to agricultural value - brownfield sites should be utilised first. Existing issue with traffic/pollution in the area. Site has great ecological value - previously confirmed in 2004 environmental survey, this has not been repeated and no information to suggest this has changed. Questions why site is now suitable for development when Green Belt status of site was previously defended. Development could increase existing flood risk in area. No clarity on proposed access to site. Plan lacks infrastructure to support proposed development. Plan is not sound, justified or deliverable.
