Unjustifiable no. of commuter homes in an impractical location. Proposed residents of development would place further strain on the road and motorway network which is already congested. Development will become urban sprawl. Increased air pollution as a result of loss of 'green lung' - negative impact on health of residents. Damage to character of area.
Proposal for development rejected previously due to poor access and impact on road network. As traffic levels have increased greatly in the intervening years the impact on the local roads will now be much worse.
Lack of infrastructure to support employment area. Logistics facilities provide few jobs due to automation, jobs likely to be low paid and workers are therefore likely to commute from elsewhere, adding to existing congestion issues.

Plan period is too long and no. of houses needed is overestimated - projections don't take into account implications of Brexit and Covid-19. Brownfield sites should be developed as priority before Green Belt release is considered. Plan proposes destruction of the local environment, its ecology and its residents? wellbeing. Infrastructure not in place to support development. Not consistent with NPPF on delivery of sustainable development.
