Site is quality agricultural land, contains a listed building and other heritage assets and serves residents for leisure use. Development would alter the distinct character of local landscape and villages.

No commitment to brownfield regeneration within the plan - greater focus needed on town centre regeneration. WBC have not adequately promoted consultation.
