Infrastructure delivery should not be left to developers - delivery cannot be guaranteed. Plan lacks detail on social infrastructure delivery to support proposed development. None of the proposals would lead to significant regeneration of town centre. Area will continue becoming a dormitory town to surrounding cities.

Site has Special Landscape Character status and is prone to flooding which is likely to become worse due to impact of climate change - character and rural landscape of area would be damaged as a result of development.

Plan lacks meaningful economic strategy for the town - assumed growth will result from building of new homes, contrary to approach of other planning authorities. No obvious catalyst for growth within the plan.

Development will not drive large no.'s of new, high-skilled, well-paid jobs. Lacks detail on access, transport improvements, green infrastructure and utilities - left to developers to propose in form of development framework.
