Critique supplied by Savills with regards to the contents of the Council's 2021 EDNA Refresh and the methodology used to calculate the Council's Local Plan employment land provision and grading of potential allocation sites. Savills' study concludes that based on the evidence submitted, there is a shortfall of circa 194 hectares of employment land allocated in the Plan period by the Council. Therefore, further allocations are needed to meet the demand for B2/B8 land uses in the Plan period.

Various evidence and assessments submitted to support the land allocation requested. Land located to the east of the M6 J21 and comprising areas to the north and south of the A57 Manchester Road should be allocated for employment development. The land in question is available, under the control of St Modwen, is well placed to meet the gap in supply for Warrington's employment land needs and there are no known constraints that would prevent development of the site.
