The congestion that would be created by the massive number of new homes in the "south east urban extension" is unsound. The present swing bridges and cantilever bridge cannot cope with the current peak commuter traffic and the bridge foot roundabout is already a nightmare, bringing more traffic into the mix is unsound. What provision has / is going to be made to the local ameneties such as waste disposal (sandy lane stockton heath tip is already congested) are any local convenience / food shops, GP surgeries, dentists, hairdressers included within walking distance of these new homes to reduce the need to get in their cars as there very few south of the ship canal, more congestion again... what about school places / nursery, etc
