No exceptional circumstances for Green Belt release. Plan creates urban sprawl. Does not recognise Government objection to development on Green Belt. WBC encourage development in SE Warrington as building in area attractive to developers is the only way to cross subsidise town centre development.

New homes not located near new employment opportunities and not likely to be affordable in relation to employment opportunities created. Large areas of new housing will likely become commuter developments. Loss of character to villages in area. Stockton Heath - increased congestion/parking issues.

LTP4 is not costed and is without timescales - not a suitable transport strategy to support the Local Plan in a meaningful way. Traffic infrastructure proposals to alleviate the current problems in South Warrington and also support the new housing and commercial developments are totally inadequate. Plan is not deliverable and therefore unsound. No justification for predicted growth - growth is based on new housing development creating economic benefit, instead of the other way around.
