There is very little evidence of a duty to co-operate with neighbouring authorities. The amount of Green Belt land being proposed for release is excessive. Not all brownfield options have been exhausted, nor has the potential for new development around Warrington town centre, at much higher density than at present been factored in.
Proposed new development at the former Fiddlers Ferry Power Station should be confined to the former footprint of the built element of this site, and not intrude onto land that is presently within the Green Belt. The area of undeveloped land between Widnes and Warrington here, is already very narrow, and represents an Essential Gap. Removal of land parcel WR79 (land immediately east of Fiddlers Ferry, and west of Marsh Lane), would be an unacceptable loss of Green Belt, and further narrow the gap of built land between Widnes and Warrington.
The modification I would suggest for this particular area, would be for the land around the former Fiddlers Ferry power station to remain within the Green Belt.
Likewise, I object to the parcel of land between Waterworks Lane and Golborne Road at Winwick (Site ref: R18/040) being removed from the Green Belt. Removal of this parcel of land from the Green Belt would represent an incursion of built development into the countryside here, and would also narrow the gap of open land between Winwick and Newton-Le-Willows. This latter aspect, is especially pertinent given the development proposals for the former Parkside Colliery site, on the edge of Newton-Le-Willows, which seek the removal of a large area of land from the Merseyside Green Belt, directly adjacent, to that of the Warrington Green Belt.
Likewise, the modification I would seek here, is for the above parcel of land, upon the north side of Winwick, to stay within the Green Belt.
