Why you consider the Draft Local Plan is not legally compliant or is unsound or fails to comply with the duty to co-operate

The South East Warrington Urban Extension as defined on MD2 and the proposals map fails to take into account land between the extension and the current settlement of Stretton. Land to the west of a link road shown on the indicative master plan for the Urban Extension shows an area of Indicative Green Infrastructure. This land is not available as part of the Urban Extension but should be shown as, either land within the amended development boundary or specifically allocated for housing, which could be developed in isolation of the Urban Extension.

Modification if applicable

Land to the west of the link road shown as part of the South East Warrington Urban Extension and east of North View, Stretton Road should not be indicated as Green infrastructure in any background documents related to the Urban Extension. The plan should be modified by including this land as a specific housing allocation which can be developed independently of the South East Warrington Urban Extension.

(August 2021) shows land as Green Infrastructure at Figure 2. This land within Homes England or Miller Homes ownership and is not deliverable as Green Infrastructure. The assumptions made at Table 2. Indicative mix of land uses is therefore incorrect, which calls into question the assumptions made on the indicative proposals. (Site Plan provided)
